What is SA property management?

SA (serviced accommodation) property management means we handle everything needed to run your property as a premium short-let. We list your property on Airbnb, Booking.com, and other platforms, manage all bookings and guest communication, coordinate cleaning and maintenance, and use dynamic pricing to maximise your nightly rate and occupancy. You retain full ownership — we simply operate your property on your behalf for a transparent management fee.
How does SA property management work?

We start with a free property assessment — reviewing your location, property type, and current setup. We then onboard your property, create a professional listing with photography, and go live on all major platforms. From that point, we handle everything: pricing, bookings, guest communication, check-ins, cleaning, and maintenance. You receive a monthly income statement with full visibility on ADR, occupancy, and earnings.
How long is your management contract?

Our initial management agreement runs for a minimum of 3 months, giving us enough time to fully optimise your listing and pricing. After that, we operate on a rolling monthly basis. There are no long-term lock-ins — you remain in control of your property and can exit with reasonable notice.
What happens if the property is empty?

Nothing changes for you — you still receive your full guaranteed rent payment. That's the entire point of the model. Whether the property is occupied, between tenants, or undergoing minor works, your income is not affected. The occupancy risk sits entirely with us, not with you.
Do you manage the property as well?

Yes — guaranteed rent comes with full property management included. We handle tenant sourcing and vetting, inventory, regular inspections, maintenance coordination, and all day-to-day tenant communication. Where needed, we also carry out a complimentary cosmetic refurbishment before the agreement begins to ensure your property is presented at its best.
Who are your tenants?

Our tenants are vetted professionals — people on corporate relocations, graduate programmes, internships, and fixed-term contracts who need quality furnished accommodation in London for one to twelve months. Alongside our medium-term lettings, we also host short-term guests through Airbnb and other serviced accommodation platforms, ensuring your property maintains maximum occupancy year-round.
